This Estate is a very popular attraction on the Hummingbird Highway, if you have never driven on this highway, you are missing out. In the Sleeping Giant Rainforest Estate sits 600 Acres of lush and break-taking jungle properties and one could be yours. There are 4 bungalow home designs that we are offering at this time that range from 2 – 4 bedrooms and each have the option of adding a pool.

Home Construction: Get Your Home Build Through The Collection
The Belize Collection is the exclusive builder for any house that will be part of the rental program. For owners who do not wish to participate in the rental program, they may choose another contractor if they wish. However, the pricing, quality and value are equal or superior to other options they might find.
It is possible to purchase two lots and build on one of them only. If a purchaser wishes to build in the middle of the two lots, or across the side yard setbacks, then they would need to go back to the Lands department and apply to combine the two lots into one lot. This is a very easy process and one which can be done on the buyer’s behalf. There is no specified date for construction to begin when purchasing an estate lot.
Property/Rental Management and Rental Split: Join the Income Opportunity
Owners can rent through the resort website and management services or they could rent independently using websites like VRBO, Flipkey and AirBnB.
The Collection offer property management services for owners who are interested in renting their property and would do a 70/30 split with the home owner if they manage the property and sell it on the company website. An occupancy of around 40% is expected, but expected occupancy could vary significantly depending on the house quality and amenities. The average nightly rate will also vary depending on the size and quality of a home as well as amenities such as a swimming pool.
Expected Income: Money Maker
With a 1500 sq. ft. two bedroom home you can expect a US$250 per night rate. With this nightly rate, gross owner proceeds are likely US$24,000 less costs like utilities, insurance, and some maintenance. A net return of ~US$15,000 a year. This can vary depending on the type of home you are renting.
HOA Fees: Very Reasonable
There is a monthly HOA fee of US$75.00 a month per lot which goes towards the maintenance of the pool, clubhouse and security, and general roadside maintenance.
The Banks: Fully Sold
The Banks is 4.5 acre subdivision with 50 by 90 foot lots and 50 by 45 foot lots. Homes here will have a more tightly designed housing plan which features seamless indoor/outdoor living spaces, beautiful landscaping, light-filled indoor spaces, and private courtyards with plunge pools.
This resort residence community will consist of 24 homes. The homes would qualify to be part of a rental program marketed directly as part of Sleeping Giant. This resort extension will also have a common area with lobby/concierge, restaurant/bar, swimming pool, river access & toys, and dining palapa on the riverbank.
In the Sleeping Giant Rainforest Estate, The Banks will be located on lots 3,4, 5, 6, 7, and 8 along the Sibun River. Lot 66 across the street will also be a part of this.
Prices:
For the first phase of this project, homes start at US$199,000 for a one-bedroom (without kitchen) and go up to US$309,000 for a two-bedroom home backing onto the river.

Construction: Almost Time To Start Building
Construction is expected to begin in 6 months to 1 year. Total construction time will be approximately 1 year.
Property/Rental Management: Let The Collection Take Care Of Your Property For You
Rental of these units will be available through our management company, The Belize Collection. The onsite management is provided by Sleeping Giant Rainforest Lodge. It is not possible to rent the homes independently from our operation as we want to maintain consistency of our product offering in terms of product quality, packages offered, and pricing. Owners have the right to enter their units into the rental program or use the units for themselves, their friends, and family. There are no restrictions as to how many days an owner can use their unit and they can participate in the rental pool as much as they wish. Entering and leaving the rental pool is as easy as blocking off room nights with our reservations office. One stipulation is that any unblocked room nights that are booked need to be honored by the owners. We cannot kick-book guests or cancel existing reservations for the owner’s use.
Rental Split: What A Deal!
The management agreement has a split of room net room revenue 70% to the owner and 30% to the resort. Net revenue is net of sales commissions.
Expected Income: Inquiry Now
The Belize Collection hotels have a long history of well-run resorts achieving high occupancy rates at good average daily rental rates. The projections for the rental of the homes are based on similar room styles at Sleeping Giant and the rental history of those rooms. From that historical data, we expect a ROI (Return On Investment) of 11-12% at stabilization (when the room rates and occupancies of new rooms stabilize). Financing: It Gets Better
Financing is available up to 60% of the purchase price at 8% annual interest on a 15 year amortization and a 5 year term.
